CrossMod® homes are built to the federal HUD Code in the factory but finished with site-built features: a permanent foundation, a higher roof pitch, drywall interiors, garage-ready layouts and a porch. The designation comes from the Manufactured Housing Institute; homes that meet it are eligible for conventional mortgage programs from Fannie Mae and Freddie Mac and can be appraised against site-built homes, subject to the lender's and appraiser's requirements.

We sell 12 CrossMod plans from Clayton's Builder Block series, built in Perris: all three-bedroom, 970 to 1,635 sq ft, priced from $106,500 for the Builder Block CrossMod BLD-24443A to $174,704 for the Magnolia for the home itself. The permanent foundation and the site finishes are part of the installation estimate, which we provide in writing.

Every figure here is the price of the home itself. Delivery from the plant, the foundation or pier system, installation and set-up, permits and inspections, utility connections, site work, options, sales tax and fees are quoted separately because they depend on your property. Our licensed contractors handle the installation and we run the permits, so the written estimate you get from us covers the whole project.

Our price is 15% below the manufacturer's California suggested retail. Suggested retail: Clayton California MSRP effective March 2026; Fleetwood Homes suggested retail effective January 20, 2025. About these prices

Is this the delivered, installed price?

No. It is the price of the home itself, built at the factory in its standard configuration. Delivery, the foundation or pier system, installation, permits, utility connections, site work, options, sales tax and fees depend on your property and are quoted separately, itemized, in writing. We handle all of it as one project.

Why is our price below the suggested retail?

Suggested retail is the manufacturer's list price for the home in California, taken from its current dealer price sheet. We sell the same base home for 15% less, and where another California retailer publicly advertises a price for the exact same model, for 15% below the lowest one we found (15 plans, checked September 2026; the plan page shows all three figures). The home, the specification and the warranty are the same.

Are these prices current?

Clayton figures are the March 2026 California MSRP and Fleetwood Homes figures are suggested retail effective January 20, 2025, the latest sheets each builder has issued; our price is derived from them and this page is regenerated whenever a sheet changes. Manufacturer prices can change without notice, so confirm the figure with us before you rely on it.
