This website is published by NCM M.H. Sales, doing business as Net Cost Manufactured Homes (HCD Dealer License DL1616450), 38579 Lochinvar Ct, Murrieta, CA 92562. By using the site you agree to the terms below. They are short because the site does one thing: it shows floor plans and prices and lets you ask us for a written estimate.
1. Information, not an offer
Everything on this site, including prices, floor plans, dimensions, features and availability, is provided for information. It is not an offer to sell, and no contract is formed by browsing the site or sending a quote request. A home is sold only under a written purchase agreement signed by you and by us, which sets out the actual price, specification, options, delivery, installation, deposit, escrow and cancellation terms as required by California law for manufactured home sales.
2. Prices and specifications
"Our price" is our advertised price for the home itself, in its standard configuration, built at the factory. The manufacturer's California suggested retail is shown alongside for comparison. Neither figure includes delivery, foundation, installation, permits, utility connections, site work, options, sales tax or government fees, which depend on your property and are quoted separately in writing. Manufacturer prices, plans and specifications change without notice, square footage is approximate, and photographs may show optional features or a similar home in the same series. We correct errors when we find them, but we do not promise that every figure on the site is current at the moment you read it; the written quote and purchase agreement control.
3. Quote requests
When you send a quote request we will use the information to respond to you, as described in our Privacy Policy. A quote request does not reserve a home or a price. Estimates we send are valid for the period stated on them.
4. Financing
We are not a lender. Any financing is provided by third-party lenders, is subject to their approval and terms, and is arranged directly between you and the lender. Statements on this site about financing programs, including those available for CrossMod® homes, describe how those programs are designed to work and are not a promise that you or a particular home will qualify.
5. Trademarks and images
Clayton®, Tempo, Harmony and Encore are trademarks of Clayton Homes, Inc. CrossMod® is a registered trademark of the Manufactured Housing Institute. Fleetwood Homes®, Cavco®, Canyon Lake, Coronado and Vogue II are trademarks of Cavco Industries, Inc. Photographs, floor plan drawings and logos are the property of Clayton Homes and Cavco Industries and are used with permission; they may not be copied or reused without the owner's consent. We are an independently owned and operated retailer and are not the manufacturer.
6. Links to other sites
The site links to the manufacturers' websites and may link to lenders or public agencies. Those sites are not under our control and have their own terms and privacy practices.
7. Acceptable use
You may browse the site and send genuine quote requests. You may not send automated or bulk submissions through the quote form, attempt to interfere with the site's operation or security, or copy the site's content for commercial redistribution. Search engines and similar services may crawl the public pages.
8. No warranty and limitation of liability
The website is provided as is. To the extent permitted by law, we are not liable for loss arising from reliance on information on the site or from the site being unavailable. Nothing in these terms limits any right you have under a purchase agreement with us or under California law, including the consumer protections that apply to manufactured home sales.
9. Governing law
These terms are governed by the laws of the State of California. Any dispute about the website is to be brought in the state or federal courts located in Riverside County, California. Disputes about a purchase are governed by the purchase agreement.
