These are the 20 lowest-priced new homes in our lineup, ranked by our price for the base home. The least expensive is the Imagine, a 1-bedroom single wide of 527 sq ft at $54,988. The cheapest two-bedroom is the Satisfaction at $60,381; the cheapest three-bedroom is the Good Vibrations at $70,322; the cheapest double-wide is the Ramones at $83,814.
Why they cost less: 18 of the 20 are single-wides, from Clayton's Tempo and Harmony lines in Perris and Fleetwood's Canyon Lake line in Riverside; the other two are double-wides, the smallest we sell, from Clayton's Harmony line in Perris. A smaller footprint means less to deliver, set and connect, although the finished cost still depends on the lot: distance from the plant, foundation type, utility runs and your city or county's permit fees.

No. It is the price of the home itself, built at the factory in its standard configuration. Delivery, the foundation or pier system, installation, permits, utility connections, site work, options, sales tax and fees depend on your property and are quoted separately, itemized, in writing. We handle all of it as one project.
Suggested retail is the manufacturer's list price for the home in California, taken from its current dealer price sheet. We sell the same base home for 15% less, and where another California retailer publicly advertises a price for the exact same model, for 15% below the lowest one we found (15 plans, checked September 2026; the plan page shows all three figures). The home, the specification and the warranty are the same.
Clayton figures are the March 2026 California MSRP and Fleetwood Homes figures are suggested retail effective January 20, 2025, the latest sheets each builder has issued; our price is derived from them and this page is regenerated whenever a sheet changes. Manufacturer prices can change without notice, so confirm the figure with us before you rely on it.
