Manufactured homes across all 58 California counties
Find the county where your home would be installed. Each guide links to local planning and site resources so you can identify the right agencies before choosing a floor plan.
We serve every California county. The parcel, intended use, delivery route, utility arrangements and required approvals determine what can be installed and the complete project cost.
Choose the jurisdiction for the property
A city mailing address is not proof that a parcel is inside that city. Establish the boundary first, then confirm planning, building, utility and park authorities separately. County guides cover the county geography; they do not replace an incorporated city’s rules or establish parcel eligibility.

Identify the utility and park authorities
Ask the actual water and sewer providers about service availability, capacity and connection work. Their service boundaries can differ from city limits. The State Water Board’s water-system lookup guidance can help identify a drinking-water provider; it does not confirm a new connection. For a well or septic system, identify the local environmental-health reviewer and any Regional Water Board review. See the State’s onsite-wastewater resources.
For a park placement, identify the enforcement agency for that specific park through HCD’s local enforcement agency guidance. HCD or an authorized local agency may handle park permits. Confirm park-management requirements separately; park acceptance does not replace government approval.
Prepare a site-specific estimate
- Identify the property. Provide the street address and assessor’s parcel number, plus the park name and space number if relevant.
- Describe the use. Is this a new primary home, replacement, backyard ADU or park placement? A compact plan is not automatically an approved ADU.
- Bring the site information. Include available surveys, prior permits, utility or septic records, and photos of the delivery route. Ask the reviewers about setbacks, access, foundation and mapped constraints.
- Compare the complete scope. Request separate figures for the home, transport, foundation, installation, site work, utilities, permits, options, taxes and fees. Catalog prices are base-home prices.
Statewide service does not establish parcel eligibility. Get the applicable agency decisions and a written project scope before committing to a home or land purchase.
